In Florida, after a commercial lease has been fulfilled and the tenants have vacated appropriately with required notice, how long does a landlord have to return the security deposit or notify the tenant that none, or a portion, of the security deposit will be returned?

Does it make a difference in timeframe if the landlord re-let the commercial building right away and the new tenants immediately made significant changes/remodeling to the unit?

(1) Look in your lease. That should determine the time to return the deposit. If it's absent then typically it should be a reasonable period of time.

(2) The challenge a landlord might have in your situation of reletting the space immediatley is proving that there was any justification for using any of your deposit, if in fact they could even show that it was used in order to prepare the space for the next tenant.
