Fence ownership

I live in a semi-attached house (attached to another house on one side only). The backyard fence that splits the house is falling apart. I want to know how do I find out if it belongs to them or me, or shared? I noticed that the backside of the fence is facing me, they see the face of the fence. Could this be the determining factor? Do you know of other signs I should look for to determine ownership? I looked all over the deed and it does not say anything about the fence.

well, first of all look where exactly it is standing. If it is totally on your property, it would indicate that you might own it, if it is totally on the neighbor's they might. Then, what do the neighbors say? Who erected it? The builders of the house, the developer or who?

This is the kind of question which calls for some neighborly compromise. If it needs to be repaired or replaced one should try to find a solution with the neighbors instead of against them.
