rent increase due to higher property tax

I'm preparing to sign a lease for a new apartment in the Boston area. One of the sections in the lease specifies that I am responsible for 1.38 percent of any increase in property taxes. Is it legal for the landlord to charge me the extra amount and if so, what is the logic behind it? The way I see it, it's his property and as such he's responsible for the taxes. This is only an 8 month lease, if he wants, he can raise the rent accordingly on the next leasing cycle.
 
He can put whatever he wants in the lease contract in that regard. You do not have to accept it. It's similar to administrative charges on a commercial lease.
