relative to take over mortgage payments

I want to sell my home to a relative who will simply move in and take over my mortgage. Can I ensure that he will own the house without dealing with the bank, even though the home will remain in my name? Can he be added to the deed, or is there another way?
 
There is no good way to do this; it's a bad thing to do. Adding him to the deed without adding him to the mortgage is just asking for trouble.
