We wrote a home buy offer to sellers agent, Sellers agent countered verbally with a final full price counter offer. We wrote and delivered the acceptance of those terms to the sellers agent. Then the seller accepted a different offer a week later. Why is our acceptance not a contract?
 
Okay, here's some useful material you can read to better understand the process of offer, counter-offer, etc...

You'd have to read the documents you possess to know. There could be many reasons.
First off, you make an offer.
The seller accepts or rejects.

As with most things in life, it's all about the money.

There are ways to avoid this.

Last, but most importantly, don't sign any contract, especially a real estate contract until you've run it by YOUR attorney.
That's the best $500 or $1,000 you can spend when making a six or seven figure purchase.

One more thing, the seller's agent is there to make money, YOUR MONEY.
Proceed with great caution.

If the counter offer is issued by the seller, the buyer can simply accept the counter and deliver it back to the party designated to receive it.

I have no idea.
Perhaps the seller saw things differently.
Maybe you failed to communicate your acceptance properly.
There may have never been a meeting of the minds.
Maybe the seller didn't care and breached.
Without knowing how and when things transpired, I can't say.
I'd also need the documents/agreements you signed to say definitively.

But, don't send that stuff to me.
We don't create attorney-client relationships.


That's why there are lawyers in your area.
Take your proof and supporting materials to a couple and see what they say about your remedies.
Or, look for another house to buy.
