want her out within 24 hours, offer her $500 to get, as in be gone.
Get her to sign a note saying she's voluntarily leaving for $500, and will receive the $500 after all her junk is outta your home, and returned all keys.
You can then have the place rekeyed.
Don't want to pay her to get, wait 8 to 12 weeks.
