Eighteen months ago, I entered a one-year contract with a tenant and the monthly rent was $900. After a year, we renewed the lease to a month-to-month with a new rent of $1,000. The tenant paid last month's rent and a $500 security deposit.
Due to neighbor complaints and police that was called on the tenant several times, I gave the tenant a 60-day no-cause notice to move. The notice indicates his last day will be Jan 15, 2012. He has not paid rent for December saying it's been paid. How do I collect rent for 15 days, which I am sure he won't pay before he leaves (the security deposit is not enough to cover damages and unpaid rent).
