Koi Fish Responsibility

I have a property with a Koi Pond. There are 20 Fishes in it which cost $200/piece.

I cannot take them with me nor sell them...not much of a market for it now.

When the tenant move in, who has the responsibility for them?
Can I say it is the tenant who has to pay if they die?
Who pays for the food for the fish?

If you require your tenants to be caretakers of your fish, few people will even consider renting from you.

Once they learn that they are responsible to reimburse you, if the fish die, even fewer will become your tenant.

This is not a responsibility you should attempt to burden your tenant with.

I suggest you remove the fish, destroy them, or hire a service to care for them.

Otherwise, you are being unwise and unfair!
