While there sample rental agreements you may find online, if you are going to be a landlord you are much better off contacting a local lawyer who regularly handles such agreements to get one that will cover everything you need, including applicable state and local law requirements. CA is a state that regulates landlord-tenant agreements much more than most other states. If your lease fails to contain some required provision, you may find that the courts will deem some or all of your lease agreement unenforceable. Better to pay a little money upfront for a good lease than to go cheap with a free lease off the internet only to find out that free one didn't have something important. That failure can cost you a lot more than what you pay the lawyer for the agreement.
