Commercial - How can I break a lease?

I am literally in over my head. My business for the last 4 months has not grossed our rent, utilities, insurance and now I'm 2 mo behind on rent. I'd love to get out of the remaining 2 yrs of my 5yr triple net lease. Landlord wont' budge, building was vacant before us. The economy is just killing us. Building advertised for lease to try to lease or sub-lease part but no takers since last Sept. We had to personally sign for this property. I'm afraid he'll try to come after my personal property
