Can we avoid probate

My mother lives in CA, and she is on hospice and will likely pass fairly soon. She solely owns a home worth approx. $300,000, with a Reverse Mortgage held against it. We owe approx. $116,000 on the loan. I am executor of her estate & have full power of attorney. There are four grown children, and we anticipate no problems between us. There is a notarized will in place.

Is there a way to avoid probate in this situation. If we add a family member over 62 (reverse mortgage requirement) to the house title, would that prevent probate? Can we remove items of personal, not necessarily financial, value after my mother's death, but prior to registering for probate?

Any suggestions and/or help will be greatly appreciated.
 
Considering the state of health of your ma, I would suggest you not do anything.

It will look suspicious.

Go ahead with the probate when the time comes.
