I read quite a few of your posts, and like your advice. I am a landlord for a multi-tenant house and have a situation with a problem tenant. Are you registered in the state of Georgia. Do you consult? If so what is your hourly fee?
1st I would try threatening to get an attorney and have him evicted. Tell him you will give him $75 to cover renting a moving truck as an incentive. Tell him the choice is his, but either way he will not be living there in the future. Carrot or stick.
On the reference check, make sure you go back 2 or 3 landlords if possible, as I have had the last landlord tell me the tenant was a great on time payer only to find out the opposite and they were just trying to get rid of them.
Try proposing to the landlord, that if he will break your lease, allow you to move out, and refund your security deposit, that you will move out and not call the authorities and he will never hear from you again--otherwise you plan to move out, call the building permit/inspection department in...
