Advice on how to evict problem tenant

I have a problem tenant that rents a room in a multitenant house that I own. This person has little respect for either of the other two roommates and is either lazy or just a slob. They are in the 2nd month of a 6 month lease. I am going to offer to break the lease and refund their deposit if they are willing to move out and leave their room in good condition. If they decline, which I anticipate they will, what options do I have? Can I give 30 or 60 days notice that I am terminating their lease?
 
Unfortunately (or maybe fortunately, depending on how much energy I have each day), being lazy or a slob are not justifiable reasons for you terminating a lease.
