Unfair eviction

My sister lost her job a few months ago and had to take a lesser paying job. At that time, she contacted her apartment manager and explained her situation and asked if they could transfer her to a smaller apartemtn, which would in turn, lessen the rent. Management offered to lower the rent in her present apartment and of course she accepted. She did not get this in writing. She has now paid the lesser rent for about 4-5 months. She has been an excellent tenant from the beginning with never being late on her rent. All this time management has accepted the rent and she has never received any sort of notice or contact from them regarding her rent. A couple of days ago, she came home from work and found a notice of eviction on her door stating that she must pay the back rent of the difference between the old rental amount and the new one she was given plus late charges. She immediately contacted her management office and was told that a new company had bought them out and had done an audit and discovered her lessened rent and were now demanding it to be paid in full. In this conversation, the assistant manager told her that "it was partly their fault" that all this had occurred. My sister is a single woman with many health problems and cannot afford the back rent, to move, or legal fees. What rights does she have in this matter?
 
It would have been most useful if your sister could have gotten this reduction in rent agreement in writing.

Perhaps the assistant manager can speak up for her to the new management.

Even if they agree she does not have to pay the back rent, it is likely she will need to begin paying the original rent from now on.

The rent was paid in full for the 4-5 months, if the other management did not act upon it..but with this new one, she will have to start paying the amount of the lease. Your sister being single, health matters, cannot afford back rent, to move or legal fees has no bearing on this.

This could be tricky you sister's liability is to the owner of the building not the management company that works for him, 1) if she received receipts was there any kind of space where one would note amount due on them if so and it is blank she may not be held liable for back rent 2) if there isn't and there is no wording like partial or for use or anything that would imply more is expected, then the lesser rent is deemed accepted. That for back rent now for future rent since there was nothing in writing she will have to renegotiate and this time get it in writing
