We sent our neighbors a certified letter saying they needed to remove their property from the land they have been leasing from us. They broke the lease in several ways: they have not paid their rent in three years, they did improvements to the land without our permission, and they claimed they owned the land. They also built an unpermitted building on the property line without the required 30-foot set back.
They refused to pick-up the certified letter. What is our next step? Can we just send it regular mail? Do we have to file in court and get a summons?
Should we just cave in and get a lawyer at this point? Money is tight, but we want to make sure we're doing things correctly and in a good way.
