My jurisdiction is: Medford, Oregon
Renting a house, signed a year lease. landlord said she wanted to rent it for 2 to 3 years. Renting it with a best friend, have 5 kids in house ages 9, 10, 11 and 2 year old twins. We were late with half rent second month, but she accepted the first half. Because we were late she made us sign a month-to-month and threatened to evict us if we didn't. We have been on time every month since and paid $3000 in deposits.
She put a 30 day notice through our mail slot, but it has no move out date. It is dated and says she is writing a letter to give us a 30 day notice. She did not post it ot mail us a copy...Is this a valid 30 day notice?
She offered to let us stay 30 days longer at a discount of 30% while she does construction on the house. She admits we have done nothing wrong. She has receieved grant money to do an adult foster home and that's why she wants us to move.
We have not acknowledged the receipt of the 30 day notice.
Question 1: Is her breaking our lease legal because she accepted partial rent and basically threatened us?
Question 2: Is the 30 day notice valid if she did not post it on the door and follow up with a postal copy?
