Landlord IS NOT paying Mortgage....

In May of 2008 I signed a one year lease on a house in Los Angels CA. I gave the Owner deposit for first and last month. I just got a letter in the mail from Countrywide home loan, addressed to the owner of the house demanding payment for the last 4 months! in other words, the owner has not paid his mortgage since I moved in. What should I do? Am I entitled to "last month rent" if I decide to move out. Should I move out?

Ok why are you openning mail that is not yours!? Next there is nothing you can do until you are asked to vacate by new owners if home is foreclosed on. You could talk to Landlord about releasing from lease but how do you that without admitting your crime? Here is a site that might contain your answers

ok, is it legal for an owner to lease a property, with no intention of making the payments to the bank? also how much longer can I live there (months wise) before actually asked to vacate?

You will get a notice to vacate from bank or owner. This will be probably be 30 or 60 days. Start saving now. There might even be a "cash for keys" deal offered but thats not guarantee

ok, last Q. if the owner has not paid his mortgage since apr-2008, how long will it take for the bank to default on the loan and take over the property
