Who gets the money after home sells?

My boyfriend and I purchased a home together. The title to the home is under both of our names. The loan is in my name only. We put down a large down payment from the equity of his old house. He had to write a "gift letter" to my mortgage broker to explain where the money was coming from. We are now splitting up. When the house sells, who will get the equity money? the loan holder or the title holders?
