My parents just found out that a quick claim deed exists on their
property by someone who they thought was a long time friend.
From what I understand the property would go to them upon my parents death.
What type of attorney is best suited for this?
To the best of their knowledge they never signed this document.
 
Do they have a copy/have they seen a copy of this quick claim deed? Whose signature(s) are on it?

Two potentially different problems arising from one alleged incident, T.

An apparent fraudulent quitclaim deed.
I suggest one of your parents report the unusual finding to the local sheriff or police agency.
