Purchase and Sales "agreement" issues

Hi, we are selling our home and have a purchase and sales agreement that we accepted a reduced offer price on that was contingent upon the normal housing inspections and bank appraisal. Those items were completed noting some minor repairs that the buyers wanted us to repair and asking for permission for them to have an informational electrical inspection at their expense. We agreed to this, that they could have an additional inspection performed at their expense, but there were no contingencies placed on us regarding the results of said inspection. We agreed to repair the items from the release of standard contingencies after they counteroffered our price reduction with a much larger price reduction they were seeking. They have included the recommended work that the informational electrical inspection revealed was required to have our 125yo home comply with the codes in some areas. Our agent has emailed us a new addendum to the purchase and sales agreement and given us 24 hours to respond to this, is this against the law, is this fair, can we fire the agent and hopefully not pay him a dime, well the last question is more a wish, but really can someone help me before my deadline comes, thanks
