I began the process of purchasing a home with my boyfriend. We were very close to closing on the deal. Recently he had admitted to being unfaithful to me.He kept telling me that he loved me and wanted to be with me. So I decided to try to make things work. However, the relationship ended when he failed to break it off with the other person involved. My children and I have suffered a great loss. I was left without a place to live because I surrendered my apartment in the anticipation of moving to the new home. I am now forced to relocate and go stay with my mother until I can recover from this loss. My children are heartbroken and I am emotionally distraught. This was going to be our first home. My ex- boyfriend intends to go through with the deal. So he now gets the house and and I am out of a new home. I need advice on filing a law suit to retrieve the money that I invested and not to mention the emotional investment as well.

I don't think that you really have a case and I'm sorry. Your decision to leave was your own. Could you sue him for damages? Possibly in that you relied upon his promises. My guess is that you might be able to recover for moving expenses but for pain and suffering... unlikely. You will not get that in small claims court and given your financial situation this is where you will likely end up. Good luck and I hope things work out for you.
