I have a tenant on my property, an upstairs, 500sq ft granny flat. She is delinquent on rent. It is month to month, the recent rains have caused rot and other problems in the stairs which need repair, which may also create an unsafe condition. The tenant has also move her boyfriend and adult daughter into the unit without permission. Can I serve a notice to vacate for repair, an can they file for relocation fee, if they are already in serious delinquency for the rent, this is in Ventura county
