Neighbor's fence on property

Selling my home and discovered my neighbors fence is 4-6 inches on my property when looking at the boundary pins. I have lived here 6 years and his fence was up when I bought it. WIll this cause any problems when I sell this house?

What state and city are you in? Would the fence be considered one that you "share" or is it only the neighbor's fence? Do you have an official survey of your property to prove that the fence is six inches onto your property?

I live in Illinois. We do not chare the fence. I plan on getting a survey done when I can afford it. The cost is about 1500.00. I believe I will need it regardless if I plan on selling.

Was a survey done when you bought the house? So check that out first and next see what your state requires as far as surveys and selling. A real estate lawyer or a real estate agent might have an answer to that question.
