Multiple heirs and undivided land

My mother has 14 brothers and sisters and their father left them a great deal of undivided property. Most of these children signed their rights to the property and all royalties over to man who promised big dreams that never came true. My mother was 1 of 2 children who did not sign. Does my mother and aunt still have rights to this land and royalties? The man is now living on the property. Does he have squatters rights? If my mother/aunt still have rights what should they do next?*

You can do a title search on the property at the county clerk's office.
I suggest mom and her other smart sibling speak with an attorney.
You need real legal advice, not some anonymous schmuck on 'net!!!!
