If it isn't in writing (or on a video recording), it's very hard to prove. Why? Because Jerry could say the $100 was a loan, and Jimmy could say it was a gift. Always get it in writing before doing anything.

Does a bank fund the mortgage before all the paperwork has been signed?

What can you do? Not much, you're at the other dude's mercy now.
