Mortgage is in my name, but deed in different name.

My ex and I have a property in Maryland that was suppose to be rent to own we went to a lawyer and everything. The lawyer said after three years that our names would drop from the deed and the mortgage would be out of our names. Well it has been six years and the mortgage is still in my name and the deed has our names plus the names of the persons living in the house. So we can't sell the house because they are on the deed. The tenants are paying the mortgage and the taxes. I just want this off of my credit because it is hurting my income ratio, because I have another mortgage as well. We went back to the lawyer and he said the best thing to do is let the property go for back taxes or let the mortgage company foreclose on the property.
