It is quite risky financially to purchase REAL PROPERTY and NOT retain an attorney to represent you and protect your interests.

However, many say its a free country and everyone is allowed to behave as he/she/it desires.

That's actually one of the more simple terms of a real estate contract. It's saying that the seller has made no offer of sale (the listing is not an offer). The seller is inviting you to make an offer. There is no deal until the seller signs an acceptance of your offer. The seller can take the property off the market any time up until that happens.
