I have a commercial lease in a mall in NJ. We owed some rent and the mall asked us to leave. So we left. Now the mall hired a collection agengy to settle our account with them. According to agency, if we reach a settlement, he can release us from the lease. He said the agency has a form that show us that we release from the lease. I just want to make sure that this form is enough evidence from releasing us from the lease.

Without seeing the form, and maybe your original lease, it is impossible to say. I would suggest you make sure the landlord is a party to any release - it should not be just between you and the collection agency. And take it to a lawyer for an opinion before you sign.
