Lease agreement on Rental

I have a 15 yr lease agreement on a business location, on the Agreement it states that I can only operate as a carpet or Antique store..Now I want to open a cofee shop instead, how can I go by doing that since the landlord refused?

You can't. Your landlord does not have to agree with your requests to change the permits from carpet or antique to coffe shop. You will have to find another commercial site to open your coffe shop.
