we relocated to DE (new castle county) in June 2009. we are renting a single family home. we've had some issues from move in. we've managed to fix two, but a third still exists. The landlord had lived here previously and had 4 dogs. There is a smell of old dog pee in the dining room and living room carpets that we can't get out. we've tried carpet deodorizers, scrubbing, etc. with no results. we've communicated to the landlord about this several times. there has been no resolution to this problem. in august 2009, the last time we approached him with this problem, his response was that he was thinking about replacing the carpet with hardwood floor, but that since we have 3 dogs, he is considering asking for a pet security, which is not written into the lease. is he able to do that? he claims that he did not know that we had 3 dogs. we had a realty company show us the house and we communicated several times to the individual showing us houses that we had no interest in any houses that did not allow pets. we asked the realty company several times (we have emails proving it) during the lease negotiations about the pets being okay with the landlord. we never received any negative replies. since we signed the lease with the understanding that everything was okay with the landlord and our pets, is our lease valid or was it signed under 'false pretenses?' a final note...the realty agent was our contact during the entire time of the lease negotiations...the landlord made absolutely no effort to contact us. we asked for his contact number and the realty agent told us that she was 'taking care of this for him,' as she was a friend of his. any input would be greatly appreciated.
