Insurance -landlord won't pay for water damage

We have a small business in a small strip center in a city in North Texas. During rains in Texas our roof leaked and caused irrepairable damage to merchandise in our store. The land lord, the landlord's insurance, and our insurance(a well known national company) have all refused to pay for our loss. We are a small business and do not have the money to pay for a big-time lawyer. Who is responsible for remunerating us for this loss? The water in the store also seems to be causing mold in certain areas. Does the Small Business Administration ever help in these situations?
 
Depending on your insurance, you might or might not be covered. Many retailers' business property insurance policies only cover damage to goods from vandalism, fire, and other specified perils and do not include rain damage. If you think your policy covers your damage, or at least does not exclude it, ask your insurer why it won't respond.

It might conveivably be you have some recourse against your landlord. He likely has an obligation under the terms of your lease to provide a roof and maintain it in a reasonable state of repair, which he apparently neglected to do. Look to the terms of your lease.
