Hi I live in Berea, OH and I am renting out an apartment I have a roommate who lives with me, but isn't on the lease. She violated the lease and I recently told her that I am breaking my lease and moving just so she can move out. I gave her a 30 day notice, but if she doesn't move in 30 days what can I do? I was told since I doesn't own the property I cannot evict her.

If she doesn't move, which she probably won't, you'll have to go to your landlord and beg him/her to evict her.

The problem is, some LLs will evict you BOTH.
Why?
If your lease didn't allow you to sublet.
If you've subletted, you've broken your lease and can end up being evicted!

Most LLs will say, it is YOUR problem.

If that happens, well, that's why I suggest adults NOT have roommates.
I use adults, because minors can't legally rent apartments anyway.
