Repairs, Maintenance Can I still terminate my lease?

My a/c has been leaking for about 2 months now. I have given several verbal requests but nothing was done. After looking through my lease I read that I had to give 2 written requests for repairs and on the third request I can terminate my lease. I submitted the first request and nothing was done but when I submitted the second request, they sent maintenance to my apartment to fix the problem. After maintenance was done "fixing" the problem the gentleman made me sign the letter I had submitted to say that he had fixed the problem but the day after the problem continued and it was a little worse. Since the problem wasn't fixed, can I still submit the third written request terminating my lease, even though they sent maintenance to my apartment?

Terminating a lease, even when alleging that premise being rented is uninhabitable is possible, but very tricky to accomplish.
