Can I get out of this contract?

I signed a purchasing agreement on the construction new town house. They haven't started building it... they say it will be several months delay in closing because they need to sell 3 out of the 4 units... I want to get out of it...

Its a standard contract... Can I just walk away?... do I need a lawyer?
please advise
