Are they bound to lease/purchase contract?

I had a contract notarized and signed by both parties. It stated that they were to pay the monthly pymt on the mobile home until balance paid and the title would be theres. They have lived there for 5 yrs and have 25 months remaining and have decided they are ready to walk away. Are they bound to this contract.

Yes, they are. That doesn't mean they have to complete the contract. It just means that if they don't, they've breached it. You can sue them in court for damages. You have a duty, if you want to do that, to try to mitigate your damages by renting the mobile home to someone else.
