Any Suggestions?

I have been living in the same section of a two family home in MA for the past year. For this year, i have had a month to month lease that was signed by both me and my landlord. About 2 weeks ago he dropped a new lease in my mailbox that informed me that my rent would be increasing by 6 dollars on the first of the month. The attatched letter and lease both added that now my landlord expected me to sign a 12 month lease by the first of the month and in two payments supply him with a "last months rent". I am wary to sign a year lease and even more blown away that he now wants me to come up with an extra 2000 dollars to pay to him. Can he do this? What rights do i have when it comes to this?
 
If you don't like the terms of your new lease agreement, you have the right to refuse the agreement and move out of your landlord's property. Don't forget to folow the requirements listed on your lease agreement when it comes to notices (if you decide to move out.) Good Luck!
