Agreed Upon Eviction date

I am a co-owner of a 4-unit apartmnent building in San Francisco, CA which has rent control and "just eviction" laws. Two of the units are owner occupied, and currently 2 apartments are vacant which we want to rent to new tenants. However we do have plans to sell the property in the distant future. We understand that it is significantly easier to sell a property if all the units can be delivered vacant to the new buyer.
Can we enter into a regular lease conract with an added agreement in which after the typical 12 month term ends and the lease converts to month-to-month the tenants agree to willingly vacate the property at some point as long as we give them at least 60-90 day notice? That way when we sell the property, we can promise the new buyer that the all units will be vacated within the 60-90 days of notice. Since the tenants rented the unit knowing they would have to vacate at a later time, does this conflict with San Francisco's tenant right laws/ rent control laws?
