Do we have a chance in Small Claims in GA? The title tells it all:

As a tenant:

The landlord sent the denial letter 75 days after moving out;
The lease had expired after one year, but we lived there 4 years;
The house was spic-and-span upon leaving.

Landlord claim:

There was 1 NSF check, cleared after 1 redeposit
3 payments late (just 2-3 days, if that matters)
Carpet soiled, yes, my roommate had a dog. We did have it professionally cleaned, lived there four years, not sure if new when moved in.

Any help would be awesome. Thank you for your time!

The main questions I would have would be: is this an apartment complex or a house, if a complex did they have a specific pet policy and did your roommate abide by it (i.e. a pet deposit and "pet lease") If house - well basically same questions. The NSF check and the late payments are no reason to hold a security deposit unless they are claiming that you owe late fees or nsf fees. And im not really sure what you mean by a denial letter (do you mean that your application for rental was denied?? or perhaps renewing the lease was denied?)
