Roomate Need help in Rhode Island to terminate my year lease early.

If HE is the one to skip out on the lease, yes he could be made to pay for his half of the lease just as you could be if you skip out on the lease early. The buyout option, if agreed to by the landlord that Gail suggested is the best option for you, or staying and sucking it up if things aren't...

    what do i do ?

So they are claiming you were an illegal tenant AND they want rent from you? In this case they can't have their cake and eat it to. You are not obligated to pay them anything, and any rent dispute would be between them and the legal tenant. If you being dragged into the dispute with them and...

just moved and Im having problems

Same advice applies still. You are protected by your lease, thus don't do anything to break the lease on your end, and you are safe, even after the auction as explained in the earlier advice. What criminal act do you think happened here? How do you know if the agent knew about any of this...

Pet "fees", rental in NE, landlord in CO

Nebraska, because the landlord can't enforce laws on a tenant from a state where they do not live. Not sure exactly what laws you want to look up. If it has to do with the pet deposit or anything else you don't like, being it is a "proposed" landlord, don't rent from that person. Honestly, I...

    what do i do ?

Giving the keys to the security shouldn't be a problem, I would get something in writing saying you gave them the keys though. Court may be your only avenue to a remedy if they are ignoring you. Them being evicted for violating the lease by doing the sublease certainly doesn't hurt your chances.

    what do i do ?

Yes, the contract was never valid to begin with. If you know how to reach the owner, I am sure he would like to have the keys, if not give them to either the husband or wife and have them sign off that you gave them the keys. Hopefully you don't have to battle to get the monies owed to you.

Landlord overcharged for repairs and took unreasonable amount from the deposit

Agreed, It is always a good idea to take pictures before you actually move in, and always a GREAT idea to take pictures and/or video when you are moving out.

Want to break lease on potentially foreclosed home

I went through something almost just like you are last year, and long and behold, my sister has been going through it the last couple months. Great times isn't it. Your lease is still valid and you are on the hook for the rent payments as long as he is the owner, you must pay him. I was lucky...

    what do i do ?

It would appear as the lease holder didn't have permission to sublet to anyone. The landlord can evict you and the lease holder if he wishes. The best thing you can do now is move as soon as possible, and hope the lease holder will return your deposit and a pro rated amount of the rent for the...

signed new lease to start in september, still able to cancel lease?

Oh you can get out of it, your not in prison, so thus you are able to leave whenever you want. However, expect to incur penalties and most likely a negative impact on your credit report, that future landlords may frown on. Give your landlord 30 days notice via certified mail with return...

Radom drug testing when off work

My wife's mother works in a group home type setting, taking care of adults with developmental disabilities. While she doesn't have a problem taking a drug test, she is becoming annoyed that her supervisor, informed her on her day off that she had to go in for a random drug test or face the...

    security deposit

I am pretty sure I never said anything about nail holes. And no, too bad the world isn't like that. You are correct though, I am not a landlord. The several that I know though are more concerned about if the tenant was sued than cases the tenant brought. Of course within reason, no one is...

    Can I sue my lanlord??

You can sue your landlord, you can sue anyone. Doesn't mean you will win though.

    Question on mold removal

In most cases when a tenant needs a repair made, they can send written notice to the landlord and expect to have it fixed in at most two weeks to a month, barring a far more serious problem. If the landlord does not fix the problem within reasonable time, the tenant can pay to remedy the...

    security deposit

That is fine, to each their own. Some landlords feel that way, some don't. If a landlord does something that merits beings sued, then they should be sued, without fear of being labeled a "troublemaker." If the tenant is sued for lack of payment or something like that I see your point though...

return of security deposit - breach of contract by landlord?

Just to be on the safe side, next time it would be better to send such a notice via certified mail with return receipt. That way they can not say they didn't receive it, not saying they will, but they could. Other than that, you are well within your rights to take them to court for at least...

    security deposit

Yes it is true that the law states he must give 30 days notice. In most all cases you would be right about the LL being entitled to compensation(up to 30 days of rent after it was learned that the tenant would be moving or moved if there was not a 30 day written notice). That is because...

    Adoption

Yes, I agree. Really could be a big factor if the adoption can even take place or not.

    Adoption

Contact child services where you live and they can answer your questions. I think she has to put the child up for adoption and obviously you go through the approval process. Best to get all the details from them though.
