Time frame to claim for damages on rental property

I believe SOL for written contracts, a lease in you case, is 4 years in California.

Time frame to claim for damages on rental property

The OP is in Florida, not California. I do agree that they should keep all evidence they may have though, because you never know. The LL could be trying to buy his time hoping you feel the matter is long behind you where that you don't keep all the records that you have, and right before the...

    Petition

She is correct, you have nothing to worry about. A landlord can not evict you to begin with, and a court is not going to grant an eviction over some silly petition when the landlord can not prove any violations of the lease, and so long as you stay current on rent.

    Unlicense DC Landlord

http://www.dchousing.org/ They should be able to help you. I think they deal more with public housing, however, they should know the answers to your questions, and point you in the right direction.

    Being forced to leave

Without a court ordered eviction not even the police can make you leave. That would be illegal, even if you were a squatter. The police will only make sure things stay peaceful. If they show back up with police, tell them that you are a legal tenant and have not been evicted.

    Tenant vandalisum

Your could try filing a police report, however, I don't see it going much further than that. Especially if he is unable to be found. You need to try to claim in on your home owners insurance, and hope they cover at least some of your damages. I don't know what else to tell you, besides to...

Roomate she wont sign me off the lease..what do i do!?!

I also want to add to the OP, you offered way more than what you needed to, she was a fool for not taking you up on that offer.

Roomate she wont sign me off the lease..what do i do!?!

I agree with all except the part I put in bold, the roommate also has to agree to the changes. However, the roommate also has to mitigate their own damages as well, which she seems not to be trying to do.

    Signed lease, not moving in

Awesome, nothing like a good laugh when you first wake up in the morning, love it!

Roomate she wont sign me off the lease..what do i do!?!

If your landlord refuses to be of help, and she refuses to sublet, you could be stuck. For you to get out of the lease, all involved parties will have to agree. All is not lost, if you can afford a hit on your credit report, and to pony up a couple more months rent in damages, if sued, you can...

Eviction due to withholding rent over electrical issue.

You can't withhold rent, and expect not to be evicted. Remember though, your landlord can't evict you, only a court can if the landlord files for the eviction, which I am sure he will if you don't remedy the problem another way, as in pay or move in three days. What you can do, is if you owe...

Have you spoke to the landlord about it?

    Signed lease, not moving in

Yeah, I don't believe he is one. I told them not to do it before they went to sign the lease. They didn't think it could be a scam or any chance they get ripped off anyways because the ad was in the local newspaper, rather than online. Not sure how that matters.

    Signed lease, not moving in

I am still laughing from reading that line, as wrong as it may be for me to laugh about it, I can't help it.

    Signed lease, not moving in

Just as I had expected. I told them they are most likely screwed out of the money, and will have a hard time winning a judgment in court. This guy supposedly is a "lawyer" himself, so I told them they will need one of their own if they can put together a case strong enough that a lawyer will...

    Signed lease, not moving in

I have some friends who live in Virginia, that wanted to move to Pennsylvania. The two of them got approved for a rental near Pittsburg. They went to Pennsylvania on August 27th, to sign the lease, and paid the security deposit ($650) and two months rent in advance ($1300 total). The lease...

Can voice mail EVER be used as proper notice for rent increase?

Sorry, I meant "inform him" and thought you wanted to know how to inform him rather than the content of the letter. Just inform him in the letter in the nicest way that you can, what the legal process, proper written notice, is and that you will need enough notice per your local laws before you...

Can voice mail EVER be used as proper notice for rent increase?

Inform me with a polite letter sent via certified mail, and also with a copy attached to your normal rent payment.

Security deposit dispute with new landlords

Yes, they do owe you the money. You may have to wait a while, but it is worth going after them for the money plus attorney fees, plus punitive damages. Being that they are landlords, they should know it is the previous and new owner's responsibility to handle transfer of security deposit...

Guess I didn't look at it that way as far as the entry thing, but you are correct.
