My jurisdiction is: Virginia
I'm a landlord who has rented his house to 4 individuals. I do not have a lease signed, thus we are on a month to month lease. I gave a 30 day notice on the 20th of the month. Does the 30 day period expire (in Virginia) on the 20th of the next month or does the 30 day period expire at the end of the next month?
Also, I gave the tenant three notices. One delivered (as per her instructions) under her room door. One via first class mail and one via certified mail.
She refused to accept the certified delivery. She has not opened her 1st class mail delivery notice (its sitting on the counter in the house) and she refuses to give me an acknowledgement letter that she has received the notice. Although she has as we had a phone conversation about it.
Will the judge accept this notice to be sufficient? Or do I need to give another notice and have it served by the sheriff?
