want out of a newly signed lease, haven't taken possession yet

We just signed a 5 year lease for a commercial property only to find out that the improvements we need to make for our business are way too much money. We just signed the lease June 4 and are not scheduled to take actul possession until June 15. We contacted the landlord yesterday after getting several quotes on the modifications and were told "too bad".

We just signed a 5 year lease June 4 on a commercial property and found out the improvements we need to make are too costly, actually much more than we thought they would be due to local codes and permit process's. We contacted the landlord and were to;d: "too bad". We are not according to the lease aggreement due to take possession of the building until June 15.
Advise PLEASE!!

It may cost a little money, but I would contact a real estate attorney. Also, what are the consequences for breaking the lease? Can you live with them? You might have to....
