Urgent-Campus housing lease without guarantor

Hello, I recently signed a lease at a campus-living apartment with a roommate. We are both under the age of 23 and are not making the required income necessary to financially uphold the lease. We were asked to return a guarantor form in order to finance the lease. (This has not been done yet-for good reason!).

Since signing the lease, we have learned that much of the information provided to us verbally by the apartment leasing office (mostly run by students) was false and misrepresented. First, we were told that we could change our lease from a 12 month lease to a 6 month lease at any time before the lease period begun. This was false. Second, we were told that we would be able to split a $250 signing concession through all 12 months (at $20 a month off our rent). This was also False. Third, we were told that we were able to have pets with no weight limit. This is false-they are now telling us that our dog is too large.

Most importantly, our lease was agreed to begin on 7/1 and end on 8/8 (a one month temporary lease because our actual apartment was not ready at move in). This lease term is not allowed. We signed papers stating 7/1 through 8/8. Because of this misrepresentation, they would like to "appease" the situation by making us sign an agreement that says that we would be able to stay the agreed term only if we signed an "As Is" form which states that the apartment does not need to come clean the apartment after we move in. Does this misrepresentation render the lease false and null?

With no guarantor (i.e. financial backbone or credit check) and a lease full of misrepresentation, is it legally safe to say that we should have rights to nullify and void the entire lease and get out of this situation?

Unlikely. If what you were told differs from what is actually presented in the lease, the lease stands, especially if it is signed by the tenants (you) and management.

Sounds like it's a lease for just one month anyway so you're not out of a lot of money here.
