Rent, Utilities termite infestation

Ok so my fiancé and i moved to oklahoma about a month ago, we have had many problems with the house we are renting but decided we will make the most of it, recently we found that we have a termite infestation, we notified our property management they sent their own exterminator out, he looked all around the house and they only seem to be on one wall in the house, he then proceeded to tell us that "it would not pass state specs" my question is if we have a city inspector come and inspect the problem and it is deemed uninhabitable does that by law gives us reason to terminate our lease? And if so how much of what we've already paid should we get back?

You as a taxpayer and citizen are FREE to call the city and have an inspector check out the home.
The inspector will inform you about your rights pursuant to the local ordinances.
Withholding rent and terminating a lease aren't easy processes, and are quite complicated.
Before you'll know, you need to read the law and know before you act.

If you haven't received one, request a statement from the pest control company about their findings.
It might cost you twenty bucks or so, but it'll probably be very helpful.
Without a written statement, it'll become your word against the landlord's word.

You report the matter to the city, and see what the inspector tells you after he or she has inspected your home.
 
If they deem the house unsafe.... You could get out of your lease. You could get back your deposit. that's it.... You will not get any of the paid rent back. As Judge Judy would say... Because you have already ate the steak.. Meaning you lived there.... Got the benefit of living there during that time.

Ok thats what i figured and i am ok with that i just wasnt sure exactly what i would be able to get back and that makes complete sense, thank you both for your help!
