Taking Occupancy of Duplex

We are about to purchase a duplex and want to move into one unit. The tenant has a lease with the previous owner. I know in most cases the law is that the tenant has the right to complete the lease. Are the laws different if I as the owner plan to move in? We live in New Jersey.
 
It would bring an unequitable result if you were able to oust the tenant just by purchasing the duplex... unless there is a clause in the lease that provides for such in the event that there is a change in ownership. I doubt that this is the case and so you will probably take the property subject to the lease. However, I'm sure you'll enjoy it when the lease terminates! :)
