subject to zoning???

I have a half acre plot in an area zoned four acres- it is also landlocked. It has been in my family for over 65 years.
How can I determine its value? could it conceivably be a "buildable lot" as it was when purchased? As its several hours away- what type of person is my best bet to ask- Neighbors (who hopefully would want to buy it to forestall development) real estate? lawyer? If it is buildable it's worth a lot (no pun intended)
Is there a way I can research a value and allowable use??
