Subdividing and Private Roads

An owner lives in a rural area and wants to subdivide his 20 acre lot for his children. The lot currently has a house on it next to the public road and is listed as an address on that public road. Private roads run along two sides of the property and are maintained solely by the people dependent on them. Can the owner subdivide in such a way that the new lots open onto the private roads and become new residences along them?

Thank you!

I suggest you advise the owner/conveyor/grantor to consult a real estate lawyer, or an estate lawyer in his county.

Your issue is far too important to you to rely on FREE legal suggestions off the Internet.
