Splitting Property

I own a legal two family house on a piece of property that is 142 ft wide by 260 ft long. I currently live in one side of the house and I want to split the property in hopes of building another house on it, which I would want to live in. The property can definitely accomodate two houses, either by splitting down the middle or creating a "flag lot". I was wondering the best way to go about this, first finding out if this is possible. If so, who would I need to speak with and what are the following steps I would need to take?

First thing is to look at your zoning laws if they require a certain minimum lot size for residential lots in your area. Then you go and get a real estate attorney and find out about the many ways to split property.
