Would the presence of roaches and the fact there is a pest control service contract in place be a material fact in a property that is for sale "as is"? I know of no infestation other than tenant said they saw tiny roaches so I setup a pest control service ASAP, that was two plus yrs ago. Service comes every quarter since to spray. I have only seen a few dead roaches myself and never a living roach.
