selling a buliding

I own a building and land. I have a buyer for the property and I ran a title search and there were 3 liens on the property. I have the building and land financed through my bank and I owe $45,000. I pay x amount a month and want to unload it so i made a deal with an individual to sell for the amount owed. The bank has the title and really owns the building until its paid off. If I get $45,000 and pay the bank, what do the two credit card companies and the tax (IRS)that filed a judgement lien on the building get. Do I have to pay them to tranfser the tiltle to the gentlemens name. I just thought the bank has the first lien and they get paid, if I do not have any profit out of the deal how or why do the other parties have an interest. They filed a lien 5 yrs ago. Any help or suggestions would be great. Can I call the three and make arrrangements to get them off the title? If i sell for what I owe the bank, how can they stay on the title?
